Our ten air conditioner bedrooms are all decorated in neutral tones and refurbished with individually designed en-suites. Wi-fi internet can be accessed in the guest lounge & bar and is free of charge. Hidden from the road by a high fence and trees we are situated at the foot of the scenic brading downs ideally located for both walking and cycling holidays. Our heated swimming pool (open june to september) is available most afternoons til dusk. We also have a petanque terrain - boules provided- for guest use. We offer a continental buffet style breakfast (which includes yoghurts cereals cheeses juices bread toast bolied eggs croissants filter coffee teas and infusions etc) our "local" the yarbridge inn is just across the road and serves good beer snacks and full meals. If you enjoy fishing the river yar is just a few metres further away. From here you can take the public footpath to yaverland and the nearest beach. For those with bicycles we are located on 1 of the many island cycle routes and 50m to a "quiet road". Environmental issues are important to us we have implemented many eco- friendly ideas including automatic lighting in many of the bathrooms and recycling whenever possible . We are proud to have achieved coveted gold award status from green island tourism. We have also been awarded five stars by iw council for food hygiene standards. During your stay you may see red squirrels coming to our garden to feed - some of them are timid so as not to frighten them we do not allow pets. A min of two nights stay is required for all rooms. To ensure a quiet and relaxed stay we do not accept pets or guests under eighteen (18) years of age. Nor do we accept stag or hen type parties. We have one single 1 twin & eight double rooms (19 guests max) oaklands house is non-smoking.- you may smoke in the garden.

all bedrooms are en-suite and have individual air conditioners. Lcd tv/dvd/cd ipod dock hairdrier personal safe silent refrigerator tea/coffee making. All bedroom windows are double glazed. Beds are made up with hypoallergenic seasonal duvets and pillows. On request we can provide emergency toiletries.

to compliment your stay with us we have a comfortable residents lounge bar with a large plasma screen tv. We also have a twenty-four-hour honesty bar/fridge with wines beers soft drinks etc. If you wish to eat in you're more than welcome to bring in your own food and borrow plates cutlery etc. You are also welcome to reheat food in the breakfast room microwave. In your bedroom folder you will find menus for local eateries including those that deliver to us.

we are situated at yarbridge on the a3055 between brading & sandown. The yarbridge inn is just across the road. Brading village centre is a ten minute walk there is a post office/newsagents small supermarket fish & chip takeaway hairdresser & pubs etc. Buses to sandown and ryde pass every 15-20 mins during the daytime. We are a 20-25 min walk to sandown beach/library (or 5mins by car/bus) or a 20-30 min walk across the fields to yaverland beach. 10-15 min to newport/ryde by car
