Application for Tenancy:
A tenancy application form is available at our St. Thomas Street office. In addition, proof of identity in the form of a driving licence and passport, together with two utility bills (within the last three months) are required.
A non refundable administration charge of 75.00 is payable per single applicant, plus a further 25.00 for each additional party. V.A.T. Is payable at the current rate. The application will not be processed until this payment has been received.
A six/twelve month Shorthold Tenancy is available with immediate effect, unless otherwise stated, this being subject to the receipt of satisfactory references, this to include a credit and bank check and the Landlords final consent.
Tenants Responsibilities & Conditions:
The successful applicant (s) will be in full time employment or in receipt of a suitable pension.
The tenant (s) will be responsible for any fixtures and furnishings provided by the landlord (fair wear and tear accepted); for the payment of Council Tax, services and other outgoings unless otherwise stated.
If the subject property is to be offered furnished, an inventory will be prepared as to those items being provided by the landlord. Photographic evidence will also be taken as to the condition of the property at the commencement of the tenancy.
No redecoration of the property is to be undertaken without the landlords prior approval, and the tenancy is subject to a no smoking policy. Pets are not permitted. Gardens are the responsibility of the tenant (s).

If offered a tenancy, a months rent in the sum of 525.00 is required, plus an amount equivalent to one months rental, which will be held as the bond i.e. 525.00 will be payable to the letting agents at the commencement of the tenancy. This payment to be made in the form of either a bankers draft, or direct to the letting agents clients bank account (at least 2 days prior to the tenancy start date). These details to be provided at the time of confirming the tenancy.
If CPH Lettings Limited are under instruction from their Landlord Client to register and hold the bond received, this will be registered with the Tenancy Deposit Scheme (TDS) and a Certificate of Registration provided within two weeks of receipt of payment.
