EXTERNALLY
There is parking to the front of the property and an up and over garage door leading to a car port. This is obviously not a secure/waterproof garage from the rear but is ideal for a barbeque in the rain!

From Maryport proceed into Crosby turning right signed to Dearham just on entering the village. Turn immediately left and the property is on the left hand side.
THE RENT
The rent is paid on a calendar monthly basis, in advance, and excludes all charges for services, Council Tax etc.
DAMAGE DEPOSIT
A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks rent. This will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears.
COUNCIL TAX
We have been advised by Allerdale Borough Council (01900 702530) that this property is placed in Tax Band D
RESTRICTIONS
At the landlord's request smokers and tenants claiming Housing Benefit will not be permitted by the landlord. Pets may be considered.
THE TENANCY
The property is offered on an Assured Shorthold Tenancy. Unless otherwise stated or agreed, it will be for an initial six months fixed term.
Should a short-term let be agreed (i.e less than six months) with the landlord, an administration fee of 125.00 plus VAT will be payable to Grisdales.
It is recommended that you seek independent advice upon all aspects of tenancy.
APPLICATIONS
Applications for the tenancy are to be made to Grisdales. Each applicant over 18 years of age will need to complete a Letsure Tenancy Assessment Form (available from the office)
This is to be returned to Grisdales along with the agency fee of 99.00 (inc VAT) per applicant. This will be submitted to the agency for tenant assessment, after which we shall advise you of the outcome.
CONTENTS INSURANCE
It is a condition of the tenancy that you obtain contents insurance for your possessions throughout the duration of your occupation of the property. You will need to provide Grisdales with proof of this insurance before you move into the property.
