GENERAL DESCRIPTION
The Boston Enterprise Centre is a state-of-the-art business enterprise centre with impressive cutting edge facilities comprising: 44 self-contained offices ranging from 250sqft - 670sqft with a majority of smaller units on two floors. Hot desk facilities for hire on a daily basis are available.
The Boston Enterprise Centre aims to create a welcoming atmosphere for visitors and businesses with a manned reception providing business support services such as telephone answering, if required, fax facilities, outgoing post, photocopying, report binding, laminating and binding etc. Links also exist to Business Link and Innovation Lincolnshire.
Three meeting rooms leading off the ground floor reception area are available for hire. The larger room being 760sqft is suitable for 50 people depending upon configuration with full facilities including Wi-Fi, flipcharts and pens, LCD projector and screen. The smaller meeting room of 190sqft is available for up to 10 people. All rooms are air-conditioned.
Advanced broadband is available and Wi-Fi facilities are incorporated within the reception, meeting rooms and hot desk areas. CCTV protection and intruder alarms cover the building and the car park, making it safe and secure.
GENERAL DESCRIPTION CONTD
There are ample car parking spaces for tenants and visitors to the rear of the property. Other facilities to the centre include toilets on the ground and first floor, lift, free kitchenette and communal meeting/eating area on both floors for tenant use. There is an outdoor communal rest area also provided.
TERMS
The room is for let on an easy in, easy out license i.e. one month's notice. Tenants will be required to complete a simple contract / license and provide two references. The nature of the business is to conform to the Boston Enterprise Centre criteria and assessment. Consideration will be given to longer lease terms for the larger office units.
Rents are 8.50 per sqft payable monthly in advance, excluding business rates, service charge and electricity use. It is anticipated most businesses will be able to submit claims for small business rate relief. Assistance of the centre manager is available in this respect.
The larger meeting room is available to let at a rate of 26.25 per hour or 210 for the day to occupying tenants and at 35 per hour and 280 per day to non-tenants. The smaller meeting room is available for tenants at a rate of 11.25 per hour or 90 per day.
Tenants will have a choice of their own data service provider. There will be charges relating to some of the business support services e.g. photocopying, binding, laminating, outgoing post and fax, should the tenant wish to use these.
The attached plans give an indication of the layout of the property and the attached schedule an indication of those rooms currently available. Please note that the schedule is updated on a monthly basis and may vary during the month of viewing.
