New Marton Farm is situated in a highly productive agricultural area between the villages of Hindford and St Martins. The land is easily accessible off the A495 providing direct access to the towns of Oswestry (6 miles) and Ellesmere (5 miles) as well as the A5 and A483 trunk roads.
In total the land extends to 157.5 acres (63.8 ha) or thereabouts and is split into 2 blocks, both of which are easily accessible off the council maintained highways. The land is currently all laid to pasture and produces excellent grass crops for grazing and/or silaging. Alternatively a large proportion of the land has previously been ploughed and in the Agent's opinion is capable of growing a wide range of Cereals, Roots or Forage Crops.
Mains water troughs are available in most of the fields and the fencing is largely in a good, stockproof condition. The Landlords are happy to consider certain gateways being expanded to accommodate larger farm machinery.
Method of Letting
Applicants should provide the following information:
1. Name and Address of applicant.
2. Brief details of the applicant's previous farming experience (Including any appropriate qualifications).
3. Brief outline of the applicant's current farming business.
4. Brief details of applicant's proposals for farming of the land for the initial term (including approximate stocking levels and/or cropping). Any proposals the applicants may have for arrangements following the expiration of the initial term should also be included.
5. Proposed rent for the initial term.
6. Names and Addresses of at least two referees that can be contacted (one must be financial).
Other Information
Applicants will be shortlisted and may be required to attend an interview with the Owners and their Agents in the week commencing the 13th February 2012. A copy of the proposed licence agreement will be available for inspection at this stage.
The owners may also consider alternative arrangements including contract or share farming agreements on all or part of the land. Applicants should discuss any proposals with the Letting Agents before the 3rd February 2012.

It is proposed that the Owners will include the land within their 2012 Single Payment Scheme application.
The land is not included within any Stewardship schemes at present.
The land is initially to be let as a whole or in 2 lots under a licence agreement(s) from the 1st March 2012 until the 27th February 2013. The owners are looking to develop a long term relationship with the future occupier(s) and will consider longer term arrangements after the expiry of the initial term.
With the exception of the Dutch barn, the farm buildings are not available for occupation and access to the main farmyard is strictly forbidden.
